Update on the Wanderers Grounds

On September 15th, Regional Council received a Halifax Wanderers $100M Dual-Venue Proposal for Wanderers Grounds and Maybank.

Since Halifax Wanderers FC kicked off in the Canadian Premier League in 2019, fans have filled the stands at the historic Wanderers Grounds in downtown Halifax. Yet, the matchday reality has long featured makeshift infrastructure: portable toilets, no running water, aluminum bench seating, and retrofitted shipping containers serving as dressing rooms.

In a formal presentation to Halifax Regional Council (here), club president Derek Martin unveiled an ambitious, privately funded $100 million dual-site proposal to transform both the Wanderers Grounds in Halifax and Maybank Fields in Dartmouth into permanent community sports assets.

The Core Proposal: Wanderers Grounds & Maybank Hub

The pitch splits the proposed $100 million private capital investment across two key regional sites:

1. Modernizing the Wanderers Grounds (Downtown Halifax)

• Venue Capacity: A permanent 10,500-seat stadium for sporting events, expandable to 17,500 for concerts, equipped with covered grandstands, fixed seating, and a permanent concert stage.
• Pitch Reorientation & Turf: Realigning the field north-to-south in accordance with FIFA standards and installing all-weather artificial turf capable of hosting soccer, Canadian football, rugby, and winter dome programming.
• Hospital Parking Solution: Constructing a hidden 650-stall underground parking garage beneath the pitch. The club notes that this directly offsets the 600 surface spots displaced by the nearby QEII Health Sciences Centre redevelopment.

2. The Maybank Community Hub (Dartmouth)

• Dual-Field Complex: A dedicated training base featuring a full-size turf soccer pitch (320' x 220') with winter bubble capacity and an Olympic-sized artificial turf flag football/youth pitch (220' x 160').
• Community Hours: Providing 5,000 community field hours through youth sports partnerships with organizations like United DFC, Storm Soccer Club, and the Atlantic Canada Elite Flag Football Club.
• Contingency Option: Acting as an interim home venue for both the Wanderers and Tides during downtown construction, leveraging existing nearby parking infrastructure at Mic Mac Mall.

The Ask to Halifax Regional Municipality

To implement the plan, the club is requesting:

• A 99-Year Land Lease: Long-term leases for both the Wanderers Grounds and Maybank fields. HRM would retain land ownership and manage community booking schedules, while the club shoulders 100% of construction, maintenance, operating costs, and revenue risk.
• Reallocation of Tender Funds: Redirecting municipal funds previously earmarked under tender HRM-2026-0323 (intended for temporary bleacher rentals) toward permanent underground water and sewer infrastructure, as well as the relocation of the lawn bowling green and riding paddocks.

What Comes Next

Councillor Mancini moved a motion to direct staff to review the proposal, conduct due diligence on the business model and legal frameworks, and return with a comprehensive evaluation report. That passed 16-1, with Deputy Mayor Cuttell the only dissenting vote.

If negotiations advance on the club's proposed schedule, final municipal approvals could come before Council later in the year, with a targeted construction start in early 2027 and grand openings between 2027 and 2028. I remain cautiously optimistic about the proposal, and eagerly await the staff report on feasibility.  The biggest concern I see at the moment is the aggessive timeline and stakeholder engagement, but remain hopeful a solution exists.
